According to data from CoreLogic, after the AFL finals in Sydney and Melbourne last week, auction volumes in capital city markets more than doubled, reaching 2,436 properties. Supply bounced back, and buyer demand remained strong, with a national preliminary clearance rate of 71%, up from 70.3% a week earlier. Sydney's clearance rate was 69.7%, slightly down from 71.7% the previous week, while Melbourne rose to 78%.

After recovering from losses when interest rates began to rise last year, house prices are steadily increasing and are expected to hit new highs nationwide later this year. SQM Research founder and senior analyst Louis Christopher noted that the momentum of the spring sales season is growing. "Currently, the market is in favor of sellers, but not by a large margin. I still believe the market is generally balanced, just slightly tilted in favor of sellers, which is why we've been seeing price increases this year. The concerning fixed-rate mortgage resets may lead to thousands of homeowners selling their properties and cause a downturn in the market, but that hasn't happened yet. It's not to say there's no pressure; it's just that many homeowners have managed to hold on. Unless we see an economic recession and the unemployment rate indeed reaches 5% or higher, this worrisome fixed-rate mortgage reset shouldn't have any significant adverse effects."

According to Domain's data, the national residential rental vacancy rate returned to a historic low of 0.8% in the September quarter, driving rental prices to new highs. Sydney and Perth saw vacancy rates drop to historic lows of just 0.9% and 0.3%, respectively, while Melbourne, Brisbane, Adelaide, and Darwin fell to new lows, all below 1%. The house prices in the Australian Capital Territory and Hobart also contracted, but vacancy rates remained at 1% and 1.6%, respectively.

In April of this year, the national vacancy rate reached a historic low for the first time, dropping to 0.8%. Nicola Powell, Domain's Research and Economics Director, said, "In recent months, we've seen the vacancy rate tighten, and because we haven't seen new supply entering the rental market, the vacancy rate is further declining. To bring the rental market back to a vacancy rate of 2-3%, which is a balanced supply-demand level, we might need to add all residential properties within the Newcastle local government area to today's rental market. So, unfortunately, rents are likely to continue rising, although the pace of growth may slow in the medium term."

Rental prices for houses in all capital cities, except Canberra and Hobart, have reached historic highs. According to Domain's data, Melbourne leads with a quarterly increase of 5.8%, followed closely by Perth at 3.4%, Sydney at 2.9%, and both Brisbane and Adelaide with increases of over 1%. CoreLogic's separate analysis shows a significant slowdown in the quarterly growth of unit rents, especially in Sydney and Melbourne. The rental growth rate for the entire apartment sector has dropped by more than two-thirds, increasing only by 1.3% in the quarter ending in September.

"Unit rental growth rates in Sydney and Melbourne have clearly lost momentum, with detached houses once again showing stronger rental growth," he said. "There may be seasonal factors at play as both Sydney and Melbourne are central to overseas students."

According to CoreLogic's data, the largest increase in house rents in Sydney's affordable housing market was in Cabramatta West, with rents rising by 7.9%, equivalent to a monthly increase of $183.
